UOL Group and Singapore Land Group (SingLand) have reached an agreement to purchase Watten Estate Condominium (WEC).
This transaction marks a 10.2 percent premium above the minimum price of S$500 million stated by the property's marketing firm JLL on September 20, 2021. The WEC previously had a collective auction in July of 2019 with a reserve price of $536 million. The property was first put up for sale in 2007 at a price of S$480 million.
The bourses of their respective firms submitted files on Thursday (Oct 28), UOL and SingLand stated they had awarded to their joint venture 80:20 (JV) that is comprised of United Venture Investments (UVI) and Singland Residential Development (SRD). UVI and SRD are both wholly owned subsidiaries of UOL and SingLand. UOL, formerly known as UIC (United Industrial Corporation), is the primary shareholder in SingLand. According to its share of ownership in the JV, UVI will pay 80% of the purchase price, or S$440.6 million, while SRD will pay the remaining 20%.
The purchase of WEC is an aspect of the normal course of business and will aid both companies to increase their land reserves to develop in residential properties in Singapore according to both sides in their press announcements. SingLand further stated that the JV partners intend to convert it into condominium. property is converted into a condominium subject to the approval of the appropriate authorities. Both JV parties plan to finalize the terms of the agreement in connection with purchasing the property and the redevelopment of it and share the risks and profits depending on their participation in the equity stake of the JV.
